Analisis Risiko Kebakaran dan Pengembangan Alternatif APAR menggunakan Value Engineering pada Gedung Baru Perkantoran
Abstract
This study aims to analyze fire risk and develop alternative portable fire extinguisher (PFE) systems in a newly designed office building using a combination of Fire Risk Assessment (FRA) and Value Engineering (VE) approaches. The background of this research is the importance of fire protection systems in new buildings, which must comply with safety standards while maintaining cost efficiency. The object of this study is a newly planned office building with a total area of 1,296 m². The focus of this research is to determine the most optimal APAR alternative based on cost considerations while still complying with NFPA 10 and NFPA 551 standards. The research method integrates FRA to identify and assess fire risk levels within the building and Value Engineering to evaluate design alternatives based on the relationship between function and cost. The results show that the obtained value engineering index is 3.5, indicating that the selected alternative is more efficient compared to the existing design. In addition, a cost reduction of 72.16% was achieved from the initial design cost. Based on the evaluation results, two types of extinguishing media were selected, namely 3 units of Clean Agent and 8 units of Dry Chemical Powder as the most optimal APAR alternatives. This solution is considered capable of fulfilling fire protection functions in accordance with applicable standards without compromising safety levels, while significantly improving cost efficiency in the building fire protection system design.
